Two materials. One 2k material for the table and chair. The other is 1k for the teapot and cup. 

Each material has 3 textures. Albedo, Normal, MaskMap (R-Metallic, G-AO, A-Smoothness)

Should work fine in Unity. Idk how to do unreal engine yet, I will learn and add unreal package later
